If you are selling your house by owner, you know that it is becoming harder and harder to sale your home. Your only reason to avoid selling through a realtor shouldn't be to save a commission, because you have to put time and money into selling your house on your own.
You have to market your house, set up open houses, accept calls and deal with no shows. All of these problems can be overcome with a few strategies that i won't into now. I came up with this topic as i am sitting back thinking of ways to help homeowners sell their house fairly quickly without a real estate agent.
This little cheap method will save you 3% on real estate broker commissions. Its called flat fee listing. What is flat fee listing you might be thinking. Its when you pay a listing agent $500 to list your property for six months and whoever sells your house will get the 3%. So your house gets the same exposure than it would get if you hired an agent but you don't have to pay that agent a commission.
The 3% that would normally pay the agent that lists your house can go as an incentive to the real estate agent that brings the buyer. Now think if you give the buyers agent 4% commission. They are used to only making 3%, who house do you think they will push harder? The house that can make them the most money.
